The concept for the larger strategic urban regeneration site, of which Phase 2 forms part of, provides for the development of enterprise space and residential homes, as part of a mixed use development. The full delivery of this mixed use development will be a welcome addition to the town centre, bringing a working population that adds economic and social vitality, stimulating wider regeneration.

The wider mixed use development site sits between Port Road to the north east and Pearse Road to the south east, providing significant potential for development to contribute to the regeneration of this area. Phase 2 specifically is located along Port Road.
